Waltham Forest’s planning committee met last week on Thursday and gave unanimous approval to regeneration plans for the Avenue Road Estate in Leyton. Quatro has supported Waltham Forest Council and Bellway over the last two years with an extensive consultation and stakeholder engagement programme to ensure the success of the scheme.
The council appointed Bellway as a development partner in 2021 to design and rebuild the 1960s estate. The comprehensive project will re-provide 242 council homes for existing residents as well as a further 387 new homes in a range of private and affordable tenures. The new homes will range from one-bed apartments to five-bed town houses, ensuring a mixed and diverse community.
The new buildings will range in height from 22 to three storeys and the scheme will include a new public square for community events, new greener public realm, new ground floor spaces for retail, community and leisure uses, and a new space for the Nexus Centre, a local performance arts organisation.
The extensive landscape proposals, shaped by the local community, will feature green roofs and habitat features such as log and stone piles, community gardening and local food growing, wild planting tolerant of both wet and dry conditions, corridors of insect friendly planting, and green balconies.
Quatro built a strong supporter base in the local community through extensive engagement which saw the application receive zero objections on Waltham Forest’s planning portal. Committee members complimented the consultation programme and recognised Bellway and the council’s efforts to ensure local support.
